Useful Information for Landlords
1. Every landlord should ensure that there is maintained in a safe condition (a) any the risk of injury to any person in lawful occupation or relevant premises.
A landlord shall ensure that each appliance and flue to which that duty extends is checked for safety within 12 months of being installed and at intervals of no more than 12 months since it was last checked for safety (whether such check was made pursuant to these Regulations or not). Any installation, servicing and checks must be completed by Gas Safe registered engineer. Only a Gas Safe registered engineer can issue a valid landlord’s gas safety certificate. Landlords are guilty of a criminal offence if annual inspections and any necessary repairs or maintenance are not carried out.
2. Electric Safety
New regulations require landlords to have the electrical installation in their property’s inspected and tested by a person who is qualified and competent at least every 5 years Landlords have to provide a copy of the Electrical Safety Report to their tenants and their local authority if requested. This means that all landlords now have to make sure that the electrical installation in their rental properties are safe. The regulation came into force on 1 June 2020 to improve safety in all residential premises and in particular, the private rental sector.
The regulations now apply to all now and existing tenancies. We therefore require a copy of the EICR report prior to a tenancy agreement being signed. If you have not already provided us with an EICR report, then we are able to undertake this for you. The average cost for an EICR report are between £150 – £250. Please note this is a guide price subject to the size of the property, variation and operation.
