How to rent with Scargill Mann & Co
At Scargill Mann & Co we aim to provide a stress-free renting experience for our tenants. Here is a guide to the general process for finding your new home.
Know your Budget
Working out how much you can afford monthly is vitally important. Our rental affordability calculation is based on 35X your regular income. It is also important to budget for Utility bill, Council Tax, Broadband and other living cost.
Register your Search
Tell us what you are looking for and get early access to suitable homes.
Register your Details
Found a property you like, fill out our user-friendly pre-qualification form via our Rightmove Portal.
Book a Viewing
Our team will contact you to arrange a viewing once the pre-qualification for has been submitted.
Offer
Once you have viewed the property and you’ve decided you want to proceed, you can put an offer forward. We will present the offer to the landlord and once accepted, we can move forward. You will be asked to pay a holding deposit, this equates to 1 week of the rent. This forms part of you 5 Week Deposit.
Application & Referencing
Our team will guide you through the process, you will complete your full application and referencing checks through our referencing partner Rightmove.
Tenancy Agreement
We will provide your Tenancy Agreement electronically through our Rightmove Portal. This will be sent 48 Hours before your tenancy start date, this provides you plenty of time to read, understand and sign your agreement. Once signed you will be asked you pay your move in monies. This includes your first months rent and remaining 4 weeks deposit.
Move In
Finally, once all property paperwork has been completed and move In Monies paid, keys will be released. You will be asked to attend our office in Derby to collect your keys.
